Sugar Maple Farms housing development gets new life in Flint’s third ward

FLINT, Mich. — The Sugar Maple Farms housing development in Flint’s Third Ward is seeing renewed progress, with nine newly constructed homes and more set to be built by the end of the year.

Located south of Kearsley Lake Golf Course, the subdivision’s construction stalled in 2008 after the original developer lost the property to foreclosure.

Darren Peterfi, a real estate broker with Exclusive House of Real Estate, said the existing infrastructure from the original development has made it easier for his team to step in and complete construction. Peterfi said they are on track to finish 36 homes by the end of 2025.

The homes, priced at $274,000, are in the 1,200- to 1,300-square-foot range, with three bedrooms, two bathrooms and basements designed for easy finishing. Peterfi said the development could provide a valuable opportunity for police, firefighters and other civil servants to own newly constructed homes within city limits. He also said they are exploring potential tax abatements for first responders and city employees interested in moving to the neighborhood.

“It’s the only new construction subdivision in Genesee County under $300,000 [which] I think is a big, big [selling] point,” Peterfi told Flint Beat.
